Looking for properties
When a new property comes on the market we search through our contact list to see if it would match your requirements. We will contact you to let you know of any that seem to fit your criteria. Most of our properties attract viewers this way, before they are advertised in the local press, giving you the chance to be ‘first to view’.
Mortgage
Sellers will take any offer you make more seriously if you have verified that a mortgage is available to you. Lathom Financial Services our independent mortgage brokers have access to every mortgage on the market, using all the main banks, building societies and centralised lenders. Viewings
All of our viewings are strictly by appointment – easily arranged, simply telephone or pop in to the office. Many sellers are agreeable to evenings and weekends.
Make an offer
Once you’re ready to make an offer, call in to our office (or telephone us) as soon as possible. We'll put your offer forward to the seller – all offers must be notified to the vendor. We’ll need to verify your circumstances at this stage in order that we can put the full picture forward to the seller. Any offer is subject to a contract being signed and at this stage there are no legal obligations for the buyer to buy, or for the seller to sell, until the contract is signed.

Legal
A solicitor will be required to handle the legal paperwork involved (conveyance). It is preferable to use a solicitor who specialises in conveyancing and knows the area that you're moving to. We can recommend a selection of solicitors locally if you wish.
Sale Agreed
Once your offer is agreed (subject to contract), you will need to finalise your mortgage application promptly, and instruct a solicitor to proceed on your behalf.

Draft Contracts
These are drawn up by the seller's solicitor and sent to your solicitor, who will raise some preliminary enquiries and make a Land Registry search.
Local Authority Search
Your solicitor will submit a local authority search to the local council. This can reveal, planning consents granted for the property, plans for the area, etc.

Survey
A surveyor on behalf of the mortgage lender carries out a basic survey to check for any problems and advise on the property's value. More thorough surveys can be arranged.
Contract Approval
When the local search and answers to the preliminary enquiries are received, your solicitor will approve the draft contract as long as there are no further enquiries.

Formal Mortgage Offer
This will be sent by the mortgage lender to your solicitor for your signature. Once signed and returned your mortgage is in place and you are ready to exchange contracts.
Exchange of Contracts
Once both the buyer and the seller sign the contract, the deposit is either telegraphically transferred or paid by the buyer's solicitor in the form of a banker's draft. The completion date is usually finalised at this stage, though it is possible to exchange and complete on the same day.

Completion
This is usually a few days to a few weeks after exchange of contracts depending on the buyers and sellers requirements. Once completed you can collect the keys.
Moving Costs
Our mortgage manager can talk you through the buying process and costs involved which may include; survey costs, legal fees, mortgage fees, mortgage advice fees (our advice is free), mortgage indemnity guarantee, buildings insurance, removal costs, stamp duty, etc.
