Why Newgate?
As a family run local business, a personal approach is assured. Newgate gain repeat business and referals from many of our landlords and tenants. You can call in to see us at our property showroom (with free parking outside for up to one hour). Many tenants prefer to deal with a letting agent rather than direct with their landlord.
How do I find a property?
If you've never rented before the process can seem somewhat daunting. Don't worry we'll work with you to make things run as smoothly as possible. Keep checking our website, or find our properties on websites such as www.rightmove.co.uk. Contact us to arrange a viewing of any of the properties shortlisted.
How much will I need?
You should have your deposit saved, one months rent, and application fees. Once you have seen a property you are interested in contact us without delay as rental properties are in high demand at the moment. References are always taken – we provide you with a short application form to fill in, (this can be emailed to you) then where possible contact is made online. We can even fast track your application with results back normally in 24 hours.
What kind of references are taken up?
This varies, but typically; credit search, employer, address history, and previous landlord. It can help to add a character referee, and in some cases a guarantor might be required. ID will be needed too.
Do Newgate let to people on benefits?
This is the decision of each individual landlord. We ask them to fill out a preference form to help us to find the right tenant for them, so some of our properties will specify employed only. For tenants qualifying for benefits a guarantor is usually required. Rent is still payable monthly in advance.
How quickly can I be in the property?
In emergencies we can have tenants in their new home within 48 hours, however the normal time frame is around 7 days to allow time to give the property a final check, and create a full inventory of condition.
Why do I need a deposit?
This is taken and held in the DPS deposit scheme, unless your landlord opts for an alternative scheme. The deposit is returned after your tenancy ends providing the property is in good condition and rent and bills up to date. For the full scheme rules visit www.depositprotection.com
How long is the tenancy for?
Usually for a fixed 6 calendar months initially, after which a new 6 or 12 month "Assured Shorthold Tenancy" may be offered, or alternatively the tenancy becomes a Statutory Periodic tenancy (often known as a monthly or rolling tenancy).
What happens if I want to leave early?
The tenancy is for 6 months initially, however, with agreement from your landlord we may be able to re-advertise, and release you early if a suitable tenant can be found.
