Letting a home may seem a little overwhelming, there are many things to think about and unfortunately sometimes things can go wrong. We will use our expertise to guide you through the process, answering your questions and concerns, to make letting your property as trouble free and smooth running as possible.

Once you're ready we can inspect the property, to ascertain the likely rental we expect to achieve, answer any questions, and discuss any additional improvements which may be beneficial. If you prefer you can provide us with keys, and we can contact you to discuss the property following inspection.
Demand and condition
Your property will attract a high caliber of tenant if well maintained and presented. As a responsible landlord there are legal requirements that must be met, and safety checks carried out at the property by qualified professionals to comply with gas, electric, and furniture regulations. The property must also have a valid EPC (Energy Performance Certificate). Newgate endeavor to use local businesses for these services, and can arrange them on your behalf.
Who is likely to rent my property?
Newgate provide you with a preference list to help us to identify tenants who best match your criteria, for example, will you consider smokers, pets etc. You may have additional requirements; we recently let a property at which the tenants had to be prepared to maintain the garden pond and water filter, as well as look after the fish!
Sourcing and referencing tenants
Our landlords can opt for our tenant finder only service. Based on your preferences we advertise the property, until potential tenants are identified. At this point the tenants complete application forms, so that we can check their credentials. These checks may depend on the tenants circumstances, so can include address and credit history, employment, previous landlords checks, ID confirmation, and may sometimes require a guarantor or character referee.
Property management
Many of our landlords opt for this service, particularly as Newgate waive future Tenant Sourcing fees for ongoing sole agency on a managed basis. This means that no matter how many future changes of tenant occur, you only pay the monthly fees.

We generate enquiries from tenants by advertising on the main websites as well as locally in our property showroom.
Looking for properties
If you are looking to expand your portfolio we can advise on locations to consider, property types and demand, and guide you on the rent achievable. For Portfolios of four or more properties on a managed basis our monthly fees are discounted.
